What SiteRead does

SiteRead brings together the public mapping that matters when you're looking at a block of land, checks it against your boundary, and explains what it means in one plain-English report.

Draw your block

Find the address and trace the boundary on the map. It takes a couple of minutes.

We check the public data

Planning, hazard, heritage, water, vegetation, terrain and infrastructure layers from SA Government, Geoscience Australia and Location SA, checked against your boundary.

You get a PDF report

Maps, findings in plain English, and the next steps to take, sent to you by email.

How it works

  1. Draw your block

Search for the address, then draw the boundary on the map. Add the lot and plan reference if you have it.

  2. Choose your report

A site screen, with the data pack if you'd like the GIS files, or a site screen with a consultant review and call, which includes the data pack.

  3. We build the report

The layers are checked against your boundary and terrain is modelled from the best elevation data available. With the consultant review, a GIS consultant also checks the report before it goes out.

  4. Your report by email

Site screens are built automatically and emailed to you as soon as they're ready. For the consultant review, we email you within two business days to send the report and arrange your call.

What's in the report

Each section answers a question you'd ask about the block. Sections marked 1 m LiDAR areas use 1 m LiDAR and are included where it covers the site; elsewhere the report uses 5 m elevation data for general terrain. See each section in detail, with a sample report.

Map of your block

Your boundary on an aerial photo with the zone, overlays, water and infrastructure drawn on, plus a location inset so you can see where it sits.

Planning zone

Which Planning and Design Code zone the block is in, and what that zone is intended for.

Planning and Design Code overlays

Every overlay that touches the block, such as hazards, heritage, character and environment, with a plain-English note on what each usually means for building or subdividing.

Bushfire, vegetation and water

Bushfire Protection Area risk, mapped native vegetation, nearby watercourses and dams, and ground features picked out from satellite imagery.

Terrain

Elevation, slope, aspect, contours and winter sun across the block, from the best elevation data available. The report says which data was used.

Building area, water flow and slope profile 1 m LiDAR areas

Where the ground is flat enough to build, the flattest spot for a typical house pad with its cut and fill, where water runs and ponds, and height profiles across the block.

Heritage

State Heritage Places and heritage overlays on or near the block, and how to request an Aboriginal heritage register search.

Major infrastructure near the block

High-pressure gas and petroleum pipelines and railways nearby, with distance and direction, plus a reminder to get Before You Dig plans for power and water.

Distance to services

Straight-line distance to the nearest regional town, government school and public hospital.

Recommended next steps

What to check before you buy, design or dig, based on what was found, with who to contact for each step.

Data sources and limitations

The source, date and licence of every dataset used, anything that couldn't be checked, and what the data can't tell you.

Data pack add-on

The GIS files behind your report for your surveyor, designer or builder: boundary, planning layers, elevation, slope and contours in GeoJSON, GeoTIFF and CAD DXF. Included with the consultant review.

Where 1 m LiDAR covers the site, the report shows where to build, how water moves and how the ground falls. These examples are drawn from real 1 m LiDAR in the Adelaide Hills.

Examples use Cudlee Creek 2020 1 m LiDAR, © Government of South Australia (Department for Environment and Water), CC BY 3.0 AU. Report maps also use aerial imagery.

Who it's for

Home buyers

Know about zoning, overlays, slope and hazards before you make an offer.

Owner-builders

See where the flat ground is, how much earthworks a pad needs and where water goes.

Designers and architects

Start with the constraints and the GIS data, not a blank site.

Small developers

Screen a site quickly before you spend on surveys and consultants.

For property professionals

Built by spatial specialists

SiteRead is built by Geo Solutions Australia, an Adelaide-based GIS consultancy working across planning, infrastructure, environmental and land management projects. SiteRead turns the first-pass work we've done by hand for clients into a clear, repeatable report.

Data you can trust, used the right way

  • Every report is built from open government data, including SA Government (Location SA, Planning and Design Code, Department for Environment and Water), Geoscience Australia and Digital Earth Australia. Each source is credited with its date and licence.
  • Public datasets vary in age, scale and coverage. A mapped result is a prompt to investigate, and an empty map isn't proof a constraint doesn't exist.
  • SiteRead is a screening report. It doesn't replace council advice, a survey, an engineering or soil assessment, a title search or Form 1, or planning and legal advice. It doesn't provide BAL ratings, planning approvals or title information.
  • Easements are recorded on the title, not in open data, so they aren't shown. Underground services aren't shown either; lodge a free Before You Dig request before any digging.

Questions

What area does SiteRead cover?

All of South Australia. Planning, hazard, heritage, water and infrastructure checks cover the whole state. Detailed terrain depends on where LiDAR has been captured, and each report says what was available for that block.

How long does it take?

A site screen is built automatically and emailed to you as soon as it's ready. With the consultant review, a GIS consultant checks the report first, and we email you within two business days to send it and arrange your call.

What if my block is outside the 1 m LiDAR coverage?

You still get the full report, with terrain from 5 m elevation data. The building area, house pad cut/fill and water flow sections need 1 m LiDAR, so they're only included inside the coverage shown on the order map. We may be able to add 1 m data for your area; just ask.

Is this a planning approval or a professional assessment?

No. It's an early screening tool built from public data. Use it to decide what to investigate, then get the relevant searches, council advice and professional assessments before you commit.

Can I get the GIS data behind my report?

Yes. Add the data pack to a site screen for $25 inc GST, or choose the consultant review, which includes it. It's a zip of the open data for your block: boundary, planning zone and overlays, elevation, slope, contours (GeoJSON and CAD DXF) and, where 1 m LiDAR covers the site, buildable area, house pad and water flow layers, with every source and licence listed. Aerial photos and the licensed cadastre aren't included.

Why isn't Aboriginal heritage mapped?

Site information on the Register of Aboriginal Sites and Objects is confidential under the Aboriginal Heritage Act 1988. The report explains how to request a register search.
